Before you complete the application, we would like to thank you for your interest in one of our properties!

We would also like to encourage you to carefully read these instructions completely before filling out this rental application. Please note this information is being requested by R & D Elite Properties, LLC for consideration of housing and will be securely collected and stored. If you have any questions or concerns we highly recommend that you contact us directly regarding any questions or concerns.

THE FOLLOWING IS REQUIRED TO APPLY:

• Each occupant 18 years of age and older must be on the application or a separate application.

• Applications will not be processed until every applicant has filled out, e-signed, and paid for their application.

• There is a fee of $50.00 per applicant over the age of 18. The application is NOT complete until this fee is paid. Please note the application fee is due no later than 72 hours after the application is submitted. (we will verify once the application has been submitted and will provide instructions on how to pay the application fee)

• Application fees are NON-REFUNDABLE even if you are denied tenancy.

• A valid social security number is required for each applicant over the age of 18.

APPLICATION PROCESS AND SCREENING CRITERIA 

In addition to being committed to providing high quality housing at an affordable, R & D Elite Properties, LLC is also is committed to equal housing as we abide by SC state and local fiat housing laws as well as the Federal Fair Housing Act (FFHA). Therefore, we do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, sexual orientation or age. Each occupant over the age of 18 must complete an application and pay the $50.00 application fee. Please note approval is based on SEVEN factors:

1. Credit History- A credit report is required for the application process. Any credit score less than 500 will be denied due to bad credit unless there is a cosigning with a credit score higher than 500. 

2. Employment Verification and History- 3 years of employment history is required (approved documents includes: 3 months of pay stubs, previous 3 years W2s tax forms), Employment history must reflect at least six (6) months of employment with your current employer.  

A. If you are self-employed, retired and/or unemployed-2 years of signed tax returns, bank statements are required 

3. Income Verification- Income should be at least two (2) times the monthly rent verifiable through pay stubs, tax return, bank statements. 

4. Rental Verification and History- Preferred 3 years of previous rental history 

5. Criminal Background Check- Must be able to pass a criminal and sex background check 

6. Pet Criteria- No pets allowed 

7. Smoking Criteria- No smoking permitted inside of the residence
